Project Overview

Masar — meaning “path” in Arabic — is one of the largest urban redevelopment projects in Makkah, developed by Umm Al Qura for Development and Construction (UAQ) as a flagship of Saudi Vision 2030. Spanning 1.2 million m² and organized into multiple investment plots with full site infrastructure, the destination forms a landmark pedestrian route leading toward Al-Masjid Al-Haram (the Grand Mosque).

AMC’s scope was focused on Package A, positioned at the gateway to the Grand Mosque and functioning as a key transport hub. Package A features two 5-star hotels, one 4-star hotel, a luxury residential tower, and two retail buildings that together shape the architectural identity of the MASAR Project.

The Challenge of the Masar Project

AMC was engaged to review the Issued-for-Tender (IFT) design by Omrania & HOK and deliver value engineering across all disciplines — reducing cost and buildability risk while fully preserving the original design intent. This review formed the basis for the Issued-for-Construction (IFC) documentation, delivered within the project budget.

BIM Modeling & Coordination

AMC developed a complete, fully coordinated BIM model containing every detail required to meet the client’s deliverable standards. The team carried out all multidisciplinary coordination and BIM work in line with the approved project standards, resolving clashes early to minimize conflicts on site.

Documentation and Deliverables

Building on AMC’s own BIM standards—focused on accuracy, clarity, and cross-discipline integration—the team reviewed, updated, and enhanced the architectural and interior design models to the highest quality level. Deliverables included a comprehensive architectural drawing package reflecting the latest model updates and coordination results, prepared to support smooth construction and reduce site conflicts.
